As we move through the heart of summer, Santa Barbara’s real estate market continues to demonstrate what makes it so unique: while national headlines often focus on slowing sales and affordability challenges, our local market remains remarkably resilient.
 
From June into July, we’ve seen buyers become more selective and thoughtful, but demand for well-priced, well-presented homes remains strong. Properties that are move-in ready and priced appropriately continue to attract significant interest, while homes that miss the mark on pricing or presentation are taking longer to sell. In today’s market, strategy matters more than ever.
 
Inventory has improved modestly compared to last year, giving buyers a few more choices, but desirable homes, particularly in our most sought-after neighborhoods, remain limited. This healthy balance has helped support home values, even as higher mortgage rates continue to influence buyer decisions. Nationally, existing-home sales softened in June while prices reached another record high, reflecting the ongoing impact of limited inventory. Locally, Santa Barbara County’s median listing price remains elevated, and home values have continued to show steady year-over-year appreciation. 
 
One trend I’m watching closely is the luxury segment. High-end buyers continue to view Santa Barbara as a long-term lifestyle investment rather than a short-term financial decision. Our exceptional quality of life, limited housing supply, and enduring appeal continue to make this one of California’s most desirable places to call home.
